Henleys offer a free no-obligation property valuation service, we welcome you to get in touch with us to arrange your free valuation where we can organise a time and date to visit your property to discuss the value of your property. At this stage, our local experienced team will be able to answer any questions you may have and we will be able to provide you with knowledgeable advice.


Trusted to look after properties in the area, we have an experienced lettings team who will deal with issues quickly. We strongly believe that your Interests are served best when the tenants are vetted by local experienced staff and the property is dealt with at a local level. Many agents base their services covering a wide area and this is against our clear philosophy of ‘keeping it local’. When there is an issue you know where to find us and who to deal with.

Local & Knowledgeable

Continuing this philosophy all our staff have a good knowledge of the properties we deal with and live locally, often having a good knowledge of the area. We also have the flexibility to tailor a service to your needs as we realise that whilst many of our clients work abroad some stay local and would like a more ‘hands on’ approach to letting their property. We can offer different types of service or ‘mix and match’ and change our fees accordingly. We do however inspect all our managed properties regularly.


Staff Experience is paramount and you will be dealt with by our Lettings Manager Pamela Jonas who has over 19 years’ experience in the local area, Lettings Administrator Denise Lewis who has over 20 year experience within the industry. Both Pamela and Jeff are ARLA Propertymark qualified and for your peace of mind continue to keep up to date with the continual changing legislation in the rental market via Propertymark courses. The Henleys team are committed to going the extra mile to deliver outstanding customer service and aim to help all their landlords to achieve their goals with their investments.


Over recent years we have built up an excellent database of reliable, qualified local trades people who we have worked with for a long period time. We do not use large expensive corporate companies with expensive call out fees. We do not add any additional handling fees onto their service. Most are happy to give tenants advice over the phone on our managed properties, without charge.

Our Marketing

Marketing of your property will be carried out in the same comprehensive manner as our sales properties. This includes a range of good quality photographs, a floorplan and detailed room descriptions. We also advertise on all the major websites including Rightmove, Zoopla, On The Market and PrimeLocation and of course our own website We also advertise in our centrally located office in Cromer.

We are so confident in our abilities that we are prepared to offer a No-let No-fee service. In other words, if we do not manage to successfully find you a tenant for your property then you will not be charged a penny for our services!

Maximising income

Our experienced and highly skilled team are focused and dedicated to getting our landlords the best quality tenants who are going to pay the best possible price for their properties. We use all our skills and experience to negotiate our landlords the best possible deal.


Once we have found you a tenant, we want to make sure that they are going to be suitable for you and your property. We carry out a strict referencing service on all tenants. This checks all employment and credit history. The company who carries this out on our behalf can also provide comprehensive rental guarantee and legal expenses insurance for you; further details are available on request.

Tenancy Agreement

Our standard tenancy agreements are professionally prepared by solicitors who are specialist in landlord and tenant law. They are continuously renewed as and when new legislation is introduced. We can insert bespoke clauses which are relevant to your property and any requirements you may have.

Deposits & Inventories

All our properties will have a comprehensive written and photographic inventory carried out by either a experienced member of our team or by an independent qualified Inventory Clerk. The tenant is required to sign an inventory prior to move in. All tenants pay a deposit amounting to five weeks rent in cleared funds before a tenancy commences. Alternatively, we can offer tenants a Zero Deposit option, for more details visit or ask a member of our team. All deposits are registered with The Deposit Protection Service; full details are available through our Terms of Business. Once a tenant has moved into your property and they have paid their deposit we will register the deposit with The Deposit Protection Service for you or we can transfer the deposit to you to register with your chosen scheme should you wish.

Guaranteed Rent

(Subject to an insurance policy) This ‘peace of mind’ service will provide the Landlord with that extra security should there ever be any shortfall of rent or if the Tenant breaches their tenancy obligations and leaves the property with outstanding rent due. The rental can be fully protected through an inexpensive but reliable insurance rental warranty policies which can be activated for you at the start of the tenancy should you require it.
